Fresno Housing Market Outperforms State Amid Affordability Gap
Fresno’s housing market continues to show strength compared to much of California, driven by relative affordability and steady interest from buyers relocating from costlier regions, according to Fresno Association of Realtors President Jason Farris.
Speaking at the Fresno County EDC’s annual Real Estate Forecast at the DoubleTree Inn in downtown Fresno on Thursday, Farris cited the region’s price advantage as a key factor. While California’s statewide median home price has exceeded $900,000 for three consecutive months, Fresno’s median remains below half that amount.
The market dynamics have shifted from the fast-paced conditions of recent years, with buyers taking more time to evaluate purchases. Homes are spending longer on the market as families carefully weigh rising costs for insurance, food and fuel before making offers.
Farris, who is midway through his term as association president, said educating members on adapting to current conditions has been a priority. The organization has focused on expanding professional development opportunities and shifting away from what he called “the 2021 playbook” toward emphasizing homeownership over transaction volume.
The association president also noted that artificial intelligence is beginning to change how agents work, with applications in marketing, property websites and client communication, though he cautioned that local market knowledge remains essential for pricing homes and estimating costs.
